Description

At the gateway to Lausanne and Lavauxle Château de Bochat is set in an environment with an exceptional panorama .

With over a hectare on the Paudex hillside, this green setting, overlooking the lake, is just minutes from the city while offering privacy and rest.

Access is via a gravel courtyard lined with shrubs and flowerbeds. On one side, it leads to the main outbuilding, which includes a garage and a festivities area (carnotzet), and on the other to a second garage.

The plot, with over 100 trees of major species planted out of sight, is home to a romantic driveway. Added to this is a swimming pool with a pool-house, offering a postcard-worthy environment; a privileged space for unique moments. The pool terrace overlooks the charming grounds, ideal for relaxing and enjoying special moments.

The château’s 12.5 rooms cover a living area of over 500 m2 (for a usable area of around 700 m2; the attic space is only partially converted). Volumes are generous, with a reception area of approx. 180 m2 that flows harmoniously onto a large terrace.

The kitchen, with its vintage charm, benefits from beautiful morning light. It features a service entrance, dining square and pantry. The living room’s monumental fireplace, stone staircases, beams and certain doors are reminders that we’re in a château. The light-filled reception rooms offer a convivial atmosphere enhanced by the south-western exposure, high ceilings and panoramic openings.

The château comprises 8 bedrooms, 3 shower rooms and 4 separate toilets, divided between the 1st floor and the converted attic. The vast hall on the 1st floor is a living room in its own right. The basement, occupying a third of the building’s footprint, virtually completes the current layouts.

A renovation of the whole is to be expected.

Technical information

The château is listed as Grade 1 (of national interest), while the outbuilding and garage are Grade 2 (of regional interest).
The property is located in a low-density zone, with the southern and western parts of the plot in a green zone.

The natural gradient of this hillside ensures that future constructions on the lower plot to the southwest, under the curtain of trees, will not impair the view of the lake and mountains. Construction to the southeast will have a limited impact, depending on the view axis and the height difference of these plots.

An exceptional property that has been a family home for almost a century!

The first traces of the château date back to 1233, and its current volume probably dates from the mid-15th century. Originally a fortified farm, the building has long been linked to the surrounding vineyards.

The wine press, which occupied the ground floor of the château, was converted into a dwelling almost a century ago, in 1928. At that time, the new owner, an Argentinian enthusiastic about the view, set about restoring the château to make it a comfortable home, while enhancing its authenticity.

The facades were then stripped of their roughcast to reveal the ashlar.

The dining room was meticulously finished by the renowned Montreux carpenter Albert Held.

Since then, the château has above all become a very large family home.

In 75 years, this property has seen five generations of the same family pass through it.
